In luxury real estate, how you present a home is just as important as the home itself. Buyers make decisions based on what they see online, and high-quality video content is no longer optional. It is the standard.
Over the past several years, I have built a content creation toolkit that lets me produce professional-grade video and photography for every listing I take on. From cinematic property tours to behind-the-scenes market updates, the right gear makes all the difference. Here is what I use and why.
My Primary Camera Setup
The heart of my video toolkit is my Sony ZV-E1 full-frame mirrorless camera. This camera is purpose-built for content creators, and it delivers exceptional image quality without the bulk of traditional cinema cameras. The full-frame sensor handles low light beautifully, which matters when I am shooting interior spaces with mixed lighting or golden-hour exterior walkthroughs.
I pair it with a Sony 20-70mm f/4 G lens for wide-angle interior shots and versatility. When I need a tighter look at architectural details or want to compress a scene for a more cinematic feel, I switch to my Sony 35mm f/1.8 prime. The f/1.8 aperture gives me that dreamy background blur that makes luxury spaces feel even more premium.
For stabilisation, I rely on a DJI RS 4 gimbal. Walking through a home with a gimbal-mounted camera produces those smooth, gliding shots that make property tours feel polished and professional. No shaky handheld footage. No distracting movement. Just clean, intentional cinematography.

- Sony 35mm f/1.8 prime lens
- DJI RS 4 gimbal for smooth walkthroughs
The Ring Light Upgrade That Changed Everything
One of the best investments I have made in my content toolkit was upgrading my ring light. I moved from a basic bi-color LED panel to a Rotolight Neo 3, and the difference is night and day.
The Rotolight Neo 3 is an RGBWW LED light that gives me full control over color temperature and intensity. For real estate content, I use it primarily as a fill light for on-camera segments. When I am recording market updates, community highlights, or listing walkthroughs, the Rotolight provides soft, flattering illumination that makes the video look broadcast-ready.
What sets this light apart is its CineSFX mode, which simulates natural lighting effects like firelight, lightning, and television flicker. While those are more useful for creative projects, the real benefit for real estate is the consistent, flicker-free output at any frame rate. No rolling shutter artifacts. No color casts. Just clean, professional light.
For exterior shoots or larger interior spaces, I supplement with natural light and reflectors. But for the close-up, talking-head segments that build trust with buyers and sellers, the Rotolight is my go-to.

Audio: The Overlooked Element
Great video means nothing without great audio. Viewers will forgive slightly imperfect visuals, but bad audio makes them click away immediately.
I use a Rode Wireless GO II dual-channel microphone system. The lavalier mics clip onto my collar and transmit wirelessly to a receiver mounted on my camera. This setup gives me clean, professional audio whether I am standing in a grand foyer, walking through a golf course fairway, or recording in a busy open house.
For voiceover work and studio recordings, I use a Shure MV7 dynamic microphone. It delivers that rich, warm broadcast sound that makes narrated property tours feel authoritative and polished.
Audio Gear I Recommend
Rode Wireless GO II for on-location filming. Shure MV7 for studio voiceovers. A simple foam windscreen for outdoor shoots is a must. Do not skip audio. It is half the experience.
Drone Aerials and Cinematic Flyovers
For golf course communities like Apalachee Farms, drone footage is essential. Aerial video shows the full scope of the property, the proximity to the fairway, the community layout, and the surrounding landscape in a way that ground-level shots simply cannot.
I fly a DJI Mavic 3 Pro with the Hasselblad camera. The 4/3 CMOS sensor captures stunning detail and rich color. The drone's obstacle avoidance gives me confidence when flying near trees and rooflines, and the ActiveTrack feature lets me focus on composition while the drone handles the flight path.
Every listing in Apalachee Farms gets drone aerials as part of the marketing package. Whether it is a fairway lot in The Oaks or a home overlooking the clubhouse in Clubview, the aerial perspective tells the full story.
Content Creation Tips for Real Estate Professionals
Gear is only part of the equation. Here are a few content creation principles I follow for every piece of content I produce.
1. Light Your Space Intentionally
Natural light is your best friend. Schedule shoots during the golden hour (the first hour after sunrise or the last hour before sunset) for exterior shots. For interiors, turn on every light in the house, open all blinds, and use your ring light or LED panel to fill shadows. A well-lit room photographs 50% better than the same room with poor lighting.
2. Shoot in 4K, Export in 1080p
Shooting in 4K gives you room to crop and reframe in post-production without losing quality. Export at 1080p for faster uploads and smoother playback on social media. The extra resolution in the edit is a safety net that pays for itself every time.
3. Keep It Moving
The average viewer decides whether to keep watching within the first three seconds. Start every video with your strongest visual. A sweeping drone shot of the golf course. A smooth gimbal walk through a grand entryway. A quick cut of the pool and patio. Hook them immediately, then deliver the details.
4. Plan Your Content in Batches
I shoot multiple pieces of content in a single session. One listing walkthrough becomes a full property tour, three Instagram Reels, a YouTube Short, and a Facebook post. Batching content saves time and ensures consistency across platforms. I schedule everything using a content calendar so nothing falls through the cracks.
5. Invest in Editing Software
I edit all my content in DaVinci Resolve. It is professional-grade software with a free tier that is remarkably capable. Color grading, audio cleanup, transitions, and text overlays are all handled in post. A well-edited three-minute video outperforms a raw ten-minute walkthrough every time.
Pro Tip: Repurpose Everything
One video shoot can generate a month of content. The full property tour goes on YouTube. 60-second highlights go on Instagram and Facebook. 15-second teasers go on TikTok and Reels. Stills from the video become listing photos. A single afternoon of filming can fuel your content strategy for weeks.
Why This Matters for Apalachee Farms Sellers
If you are selling a home in Apalachee Farms, the quality of your marketing directly impacts your sale price. Golf course homes and luxury estates in communities like this attract buyers who expect premium presentation. They are not just buying square footage. They are buying a lifestyle.
Every piece of content I produce is designed to show buyers what it feels like to live here. The way morning light filters through the trees on the 10th fairway. The sound of a tennis match at the Mark Wylie Tennis Center. The view from a patio overlooking the Trophy Club of Apalachee golf course. That emotional connection is what separates a listing that sells quickly from one that sits.
With 19 years of experience selling in Apalachee Farms and a decade living in the community, I know exactly how to capture what makes this neighborhood special. The right gear helps. But knowing the story is what makes the difference.
