Steady Prices, More Inventory, and Growing Buyer Choice
The July 2026 REMAX National Housing Report shows a market with more homes for sale, steady prices, and increasing competition for sellers. Across the 46 metro areas surveyed, inventory grew 2.8% from June and 4.7% from a year ago, while the median sales price held steady at $450,000 month over month and remains 3.4% higher than last year.

Inventory Growth Continues
Across the 46 metro areas surveyed, inventory increased 2.8% from June 2026 and 4.7% from July 2025. More inventory is giving buyers something they have not had enough of in recent years: choices.
For sellers, more choices for buyers means more competition for your home. Pricing, condition, presentation, marketing and negotiation strategy are becoming increasingly important.
Median Sales Price Steady at $450K
The median sales price held steady at $450,000 month over month and remains 3.4% higher than a year ago. This reflects a market where prices are stabilizing rather than accelerating, giving both buyers and sellers a clearer picture of value.
For buyers, more homes to consider can mean more negotiating opportunities and less pressure to settle.
