I hope you are enjoying your summer! The real estate market continues to evolve, and I wanted to share a few things happening here in Northeast Metro Atlanta that could be helpful for you, your family, or someone you know.
More Sellers Are Taking Their Homes Off the Market
One trend we are seeing is an increase in homeowners withdrawing their listings rather than selling. In fact, approximately 11-12% of listings in our area are being withdrawn.
That tells me many sellers are not getting the guidance, pricing strategy, marketing, or negotiation they need to succeed in today's market. If you know someone whose home did not sell, I would love the opportunity to provide a second opinion. Sometimes a few strategic changes can make all the difference.
The good news? Every one of my current listings is SOLD. If you are thinking about selling, let's talk about creating a strategy that gets your home to the closing table.
A Busy Week in the News
This week I had the privilege of being interviewed by both Atlanta Business Chronicle and Inc. to discuss today's housing market, recent federal housing legislation, and what these changes may mean for buyers, sellers, and investors.
It is always an honor to help explain what is happening in our local market and bring a Georgia perspective to the national conversation. If you have heard headlines about the housing market and are wondering what they really mean for your situation, do not hesitate to reach out. I am always happy to answer your questions.
Moving Soon? Don't Forget These Tips!
Whether you are moving across town or across the country, a little planning goes a long way.
A few of my favorite moving tips:
- Pack an "Open First" box with chargers, medications, coffee, toiletries, towels, and a few days of clothes.
- Photograph electronics before disconnecting cables.
- Label boxes by room and include a few key contents.
- Transfer utilities at least one week before closing.
- Change your locks and garage door codes after moving in.
- Take photos of valuable items before movers arrive.
Small details like these can make moving day much less stressful!
